2 steps forward and 3 steps back
On the home front, the sale of our house will have to wait awhile, until the market rebounds a bit more. We consulted another agent and she basically told us she could be creative about getting the house sold but for now, the prices in the local market don’t hold up to what we need to sell the house for price-wise. The other agent really let us down and wasn’t exactly nice about it. She took us around to see several houses one day and then, at the end of the day, told us the "bad news" about what she thought the market analysis would bare for our house. Nope! SO not cool!!!! Then proceeded to tell us we could sell our house for $20,000 less than what we were told at one point and that we would have to "come up with the down payment from other sources". This house is our investment and we don’t have deep pockets or relatives willing to "give" us the down payment. Not possible!!!! We had been very clear with her about this and our situation but somehow she seemed to think the sale of the house was more important than putting us deeper in debt!! What a moron!! She never listened to us, for 8 whole months!!!!
OK, enough ranting about the ex-agent. The new one is willing to really work with us but she had done some homework before meeting with us and told us that we might not be in the right market, yet. If we wait 6-12 months then the market might actually rebound enough and enough house sales in our area would help bring the price up to where it needs to be. In the meantime Hubby and I are taking a wait and see approach to see what happens. We might have other buyers who might be interested in our house, location and size, but if we go that route, the buyer would have to come up with the difference from an appraisal since the bank won’t loan more than the appraised value.
I hate number games and perceived values and stupid stuff like this. It’s so frustrating that the biggest investment we have we can’t get all the value out of to get something else we need. Time will tell what happens next for home sweet home.
