Hitting the Road
The month is almost over can anyone actually believe this, I sure can’t. The next couple of weeks are going to be crazy around here.
First of all, were moving back into my parents with the boys at the end of September. Now the house we are in, is a rent to own house. So last September we went through a walk-through of the house and it was clean, the basement did however have a musty smell, but the owner told us it’s because it’s been empty for over 3 months (which made total sense). We were also told that the porch roof leaked, and would be fixed soon. It’s now almost the end of July and it has yet to be fixed. So Shawn and I did alot of digging through the landlord tenant board rules and laws and everything, and since they are not maintaining the property to be safe to live it, if gives us authorization to end the lease early. We have contacted our real estate agent to pull the offer on the house, and in the next couple of days we will be telling the owners that we are moving out. The biggest reason for even moving out of the house isn’t because of the leaky roof, but it’s because of the mold in the basement that makes the house stink. Now when we tell them we want out, were not bringing up the tenant board, but if it comes down to it, and they say no we can’t leave we have a lease, we will be filing with the tenant board to leave the property early. We don’t want to bring the LTB into this, but for the safety of our children, we might just have to… mold isn’t something to play around with. Now the rent we pay now is $1100, $900 is for the rent, and $200 was for the deposit for the down payment on the house, we are willing to pay the $1100 for the next two months and them keep the down, we don’t care about money, just the effects of mold on our kids and us.
So with that being said, if we stay at my parents for just over a year until it has been 2 years since Shawn’s bankruptcy (Nov 2012) and purchase our own house, we could have saved the down payment (about $15000) plus another $15-20000 to do renos + add a pool if the house needs it. We’re looking at a max budget of a $275k house, with a mortgage of about $12-1300, which is what we have been paying in rent with one income in the household. Now how are we going to save? Well we’ll be putting a min of $1500/month away into savings which works because we pay more of that for monthly bills on the house, something we won’t have anymore. Also Shawn gets 10% of his paycheque into shares and the company throws in an extra 35% of what he puts in (so for every $100 company puts in $35). We are planning on saving that, cashing them out and putting into RSPS. Now on our taxes we’ll get a better return because we have RSPs, and put the extra back into RSPs. Now here in Ontario you can cash your RSPs out if you are a first-time home owner which is what we will be, so it’s better to save that way. So we’ll have our savings account plus our RSPs for the new house. We’ve been looking on mls now, and there is a beautiful that just came up, $254k, it’s almost my dream home, if only it was 1.5 years later already.
This Friday we leave for our first V*** family road trip. We are goin to Kapuskasing for Shawn’s cousin’s wedding. We haven’ gotten a clue what time we are leaving yet it depends on Shawn’s work schedule, but we are staying in a hotel that has a water slide. We are also staying in an executive floor since we got a suite on that floor, the boys will actually have their own room, and we’ll have a king size bed. I’m looking forward to this.
The weekend after, I’m gone away to Barrie for my friend’s bachelorette party, and let me tell you, I’m not even standing in the wedding and I’m already stressed out about the planning, I’ll go more into details when I’m at home and on my on laptop, my parents laptop sucks, adds extra letters, or doesn’t add some … pissess me off.
So I’m going to end this now because I’m irritated with the laptop.

What kind of house in Canada NEEDS a pool, lol? Are they very common? I grew up in the northern US… Chicago and then as an adult in Minnesota for 10yrs… With the climate not being warm year round I’ve never heard anyone looking for a first home and thinking it NEEDS a pool. Maybe they are much more common in Ontario though?

Ryn: lol, it’s hard for me to think of 84 as warm anymore but I know it’s all about what you’re used to. I live in Saint Louis, MO now and it’s not even really all THAT far south. It’s been over 90 for 20consecutive days and over 100 for MANY days this summer. It’s so gross. The entire continent has been BOMBED this summer. It’s nuts! Stay cool!!!

You can always tell when a house has mould. And no matter what you doo you can’t hide the smell. Good for you for leaving!

Ryn: it sucks that you have to wait so long for assessment. But proud of you for looking into it. A lot of parents wait too long because of being scared it may be true. There are some good resources out there for Ontario so do as much research as you can. There is always something I learn of everyday. Kerry’s place is a good stepping stone to check out online.

RYN: Yes the beach town is wasaga if that’s what your guess was lol. Working nights and watching Cody myself definitely isn’t easy but I’m managing for now anyways. It helps that he takes 2 long naps a day most of the time.
