lawyer update

Well when I thought things couldn’t get worse, you guessed it.  Ugh.

It seems as though the lawyer is looking into every possibility that he can, but it also seems that he’s exhausted all options.  We can’t sue the previous owners for misrepresenting or the agents because of the statute of limitations.  Great.  At this point we may have somewhat of a case against the Section 8 office in the town where the house is.  You see, the unit was rented for 4 of the past 5 years through Section 8 offices and they’ve approved it as a three bedroom, when in fact it’s not and they are supposed to know the city codes.  BUT, if we’re lucky, and that’s a BIG if, the most we’ll get is the loss of one years rent.  GREAT.

Can you believe that?  We’re talking a loss of at least $200-300/month and we’ll be lucky if we get $10,000.  Over a 30yr mortgage we’re talking a loss of $70,000-108,000 and we MIGHT get $10,000 if Section 8 fears bad publicity. 

So, basically we’re going to be left with a huge lawyer’s bill because of course we hired one of the best in town in hopes of a good outcome, and a huge loss of rent as well as lower value on our house.  Go figure.

Now for the next month we’ll pretty much be living there day and night making repairs and really getting the place looking nice so that we don’t have any more issues.  The joys of being a landlord.  Not fun!

On another note, dh and I got to spend some quality time together today.  It was kind of nice, just he and I doing regular things, by ourselves.  We even had the pleasure of going to lunch with one another.  It was really enjoyable.

You and dh husband needed that time…thankgod for me lol! I’m sorry about everything goin on with the apartment I really wish I could rent it. Atleast then you wouldn’t have to worry about awful tenants. Things will get better though, you 2 are strong and will get through this (hopefully without too much more stress). Love ya *hugs*

Oh good, you’re fixing up the apartment for me 😉 Quality time is never long enough. I hope you can find a way to make fixing up the apartment “quality time.”
