Yes, thank you Powers That Be. Thank you for sending the Home Inspection Report at 8:30pm last night. A Friday night. Of a 3 day holiday weekend. Because you know I will now be stressing (unnecessarily I’m sure) until Tuesday morning when we can discuss the results of the report. Because I will now be living in perpetual fear that the sellers will back out from selling the house and we will be screwed and back to square one all over again. And have to fill out even more paper work than we have had to already email/fax/FedEx back.
So here are the findings of the Home Inspection for the house we are in contract to buy:
– Brick mold between bricks and siding needs chalked and painted. (Does that mean there is mold between the bricks & siding? Or does that mean that the crown molding between the bricks & siding?)
– First five rows of siding on the North side of the house needs paint at bottom edges (back of the house)
– Plug cover missing in garage (for an electrical outlet)
– Vanity sink stopper is missing in hall bathroom
– Window in South East bedroom did not operate (spare bedroom)
– Window in South West bedroom did not close (what will be The Child’s bedroom)
– Broken window pane in the living room
– GFI in basement family room did not operate (basement living room)
– The inspector did not specify if the toilet in basement bathroom is operational (no check mark either way)
– In the WINDOWS/ATTIC section it lists Smoke/CO Detectors – yes is checked, operates is checked NO (Does this mean for all smoke/CO detectors in the house or just in the attic?)
And I saved the best for last ….
– Leak in basement in the area of the ice maker ( … the ice maker for the fridge … one floor above … so does that mean the flooring is rotted underneath the refrigerator? If so, is there mold present? Because you know The Child and I both are allergic to mold …)
So it looks like the sellers have a lot of work to accomplish before Sept. 21. and it looks like it will cost them some money too. Because I sure as hell ain’t paying for it!! If I’m going to pay full asking price for a house, you best damn well better believe it will be for a house without issues! And since we are paying full asking price and HALF for a home warranty, yes the sellers WILL be fixing everything on the list. Including a $2 stopper for the sink. Hubby is wanting to say, "Well, we can do this or this and even that as long as they do this and this and that." BULLSHIT! No where did it say in any paper work that we legally signed that WE had to pay for those repairs and accept a broken house. We gave good faith money and signed legal contracts that state that the house we are buying is a sound house. That report we received last night indicates the house is not fully sound. They will do any and ALL repairs or we don’t buy the house.
But, please sellers, please do all the repairs so that we don’t have to start all over again looking for a house and having to stay in a hotel for a month or longer. Please let me have stressed and worried all weekend long for no reason at all. Please.
Now we are just waiting on the Radon test report to come back (determines if there is radiation present in the house). If there is radiation present, we signed, as part of the final accepted offer on the house to pay 1/2 of the costs to have it removed. The Realtor assured us that the odds of there being radiation are slim to none. Lord I hope she is right! Also, the termite inspection will be done this upcoming week and once that report comes back (fingers crossed for NO termites!), we can move forward with arranging utilities to be turned on in our name and the cable switched over.
As of today, we will be moving into that house in 21 days. Three weeks sounds longer than 21 days. But however you look at it, the end is too damn near and I feel like there won’t be enough of it to get everything done. But yes, in 21 days we will be laying our heads to rest, on an air mattress, for the first time in our new house.
Which reminds me … I need to go buy another bottle of wine … or 2 or 3 …

prayers all works out and the sellers will do the work that needs to be done. if you are paying full price… you expect to buy a perfectly fine structure… no problems. take care,
